If Jews made an eruv through windows (permitting house-to-house carrying), are they also permitted to carry house-to-house via doors when a non-Jew lives in the courtyard?

The Mechaber rules that even if Jews validly eruvd through windows, they remain forbidden to carry through the doors (i.e., via the courtyard) until they rent from the non-Jew. The Rema adds the application to a ship with a non-Jewish owner.
